Whether you are purchasing or renovating an existing building or constructing a new building, you should consider a cost segregation to maximize the tax benefits available to you. A cost segregation examines the costs associated with a building structure and related building systems to determine how to segregate these costs into various asset class lives. Segregating costs into various asset class lives will allow a taxpayer to depreciate these costs over a shorter recovery period resulting in significant accelerated tax savings. The tax savings may assist the taxpayer in financing the construction project and allow dollars not needed for taxes in future years to be allocated to other initiatives.
